PLAN OF ACTION

 

1) Discuss with your Agent why you are selling - If you understand your motives and clearly state them to your agent, you will better his ability to negotiate with a buyer who may have similar needs.

2) Prepare your home for the buyer - Your Agent can help you to maximize the strengths of your property and fix up its weaknesses. If he is a true professional, he will have a list of quality painters, carpenters, plumbers, etc. that have met the criteria of time tested and suggest at least 3 for each service needed. 

3) Find a good real estate agent that understands your needs - Your agent should be loyal to you, yet understanding of the buyers trepidations and anxiety. This means he should be assertive and honest with both you and the buyer. 

4) Setting the Price - Several factors will contribute to your final decision.  First, your agent will compare your home to others that are on the market and those that have recently sold.  This is called a CMA.  The number of homes similar in architectural style to yours, i.e. colonial, ranch, split, etc., when you are selling affects your asking price.  Less on the market means a higher asking price and more means you must be competitive and price either the same or lower depending on need. 

5) Your Agent represents you, the seller and has fiduciary obligation to get you the highest price for your home which may not be what you want or need.  The professional Agent who has negotiating skills, which is only acquired through time spent in the industry, will help you understand the meaning of market value.  When the offer comes  and you hear it, both you and the buyer are attempting to get to a value that is satisfactory to you both.  The true negotiator is able to move both parties to a point through the offer and counter offers until ultimately market value is achieved.
